Operational Support

Oyster Bay hasn’t always been the thriving Holiday Park it is today – with the help of Operations Director, James Gourlay, we navigated difficult planning permissions, negotiated with challenging locals and were heavily involved in the development of the Park, its team and its facilities – from start to finish.

Initial Steps

Having been involved in the initial purchase of the land, we first needed to ensure it was fit for purpose – originally with planning for chalet-style units, we had to liaise with the local council to change this to the lodges that are there today.

With this came its own set of challenges; to satisfy the conditions, we needed to undertake a series of negotiations with the local authority and local people.

Create Local Footpaths

To connect the Park with the local village, we had to negotiate with the local people and neighbours to allow a footpath to pass across their property.

Ensure Water & Sewer Access

To ensure the Park had adequate water and sewer access, we had to organise an enforced road closure to carry this out.

Implement Effective Drainage

We navigated a lot of planning compliance guidelines to install a swimming pool-sized water tank underground that ensures safe water drainage on site.

Development Steps

Once all the initial planning permission conditions had been met, it was time to start making Oyster Bay into the beautiful Park it is today.

Being a part of the Park Leisure group, the development had to ensure that the excellence they’re known for was shown throughout the entire Park proposition.

Impressive Entrance

With a large water feature and wide, sweeping granite walls carved with the Oyster Bay logo greeting holidaymakers upon entering the site, we created one of the best Park entrances in the country.

Architectural Design

We advised on the overall pitch and general layout to maximise on both space and aesthetics, working closely with the contractors to ensure we made the most of the Park and what it had to offer.

Finishing Touches

We created and designed all the finishing touches – from kerbing and sunken fire pits all the way through to resin bonded patios, water features and landscaping, every aspect was carefully positioned.

Fantastic Facilities

Overseeing the building of the spa, indoor pool, owners lounge and sales office, we also added the outside areas of a putting green, tennis court, formal garden & table tennis facilities to maximise the Park experience.

Final Steps

With the overall development in place, we had to create a comprehensive sales and staffing plan to ensure the Park could run both efficiently and effectively.

Sales Plan

We made an informed decision on what units to sell and at what profit margin, along with the extras included, such as style of decking, sheds and garden furniture – which culminated in our selling the first unit on Park!

Staffing Plan

We formulated an overall staffing plan for the Park that would ensure the guests had the best experience they could – we interviewed and recruited the majority of the team that came onboard.

Budget Planning

Working with a set budget in place, we planned out salaries, the monthly reports for optimum Park P&L, the sales budget and all other expenses and margins that came with the operation.

The Park Today

After having gone back to planning on three separate occasions, what was originally a 77-chalet pitch Park is now 125 pitches of luxury lodges.

Now 5* Visit England accredited, Oyster Bay offers a thriving owners’ community, fantastic facilities including an indoor pool, tennis courts & putting green, children’s adventure park and an abundance of adventures for outdoor enthusiasts.
